Overview:
With the implementation of e-Invoice, all sales-related transactions, including rental income, must now be issued through Sales Invoice to ensure proper submission to LHDN. Previously, users may have recorded rental income using Debtor Invoice, but this method does not support e-Invoice integration.
To proceed with e-Invoice submission, users are required to use Sales Invoice, which in turn requires the use of stock or service items. Therefore, users must set up a Rental Income item in Stock Maintenance, properly linked to the correct account posting, such as the Rental Income ledger account.
Scenario:
ABC Sdn Bhd rents out a property and used to issue a Debtor Invoice to record rental charges.
Now, with e-Invoice required, they must use Sales Invoice instead — but Sales Invoice needs an item.
Solution
For this example Rental Account has created in Chart of Account
1. Let’s create the posting account first for Rental Account
Navigate to Stocks > Account Preset > Create the Preset Code as ‘Rental Income’
Select those Sales Accounts as the Rental Income Account
For the Purchase side, since this posting is more on Sales side you can ignore it by just selecting the rental account will do
2. Create Service Item in Stock Maintenance called “Monthly Rental”.
- Unticked Stock Control
- Define the Classification code
- The most important, select Preset Code as ‘Rental Income’.
This is about the posting account.
3. When you create the Sales invoice and select the rental account. System will post to the rental income account code once saving
4. Fill up the customer information then click ‘Submit e-Invoice’ button
